Since the practise was first established, it has excelled in giving a professional and independent service with a warm and personal touch to nearly ten thousand clients.

In order to improve the assistance we give our many clients, at the beginning of 2005, we had all of our branches equipped with video conference systems, consisting of high quality plasma screens, high defintion cameras and the latest sound technology. The aim of this is to enable our clients, irrespective of their location, to talk “face to face” with any members of the firm, whenever required.

Our company objective is to meet the necessities of an ever-increasing number of property purchasers from all over Europe, whether they are buying a holiday retreat, an investment property or a permanent home to start a new life in Spain.

Being aware of the difficulties that clients face when presented with an unfamiliar legal system (which can be complicated further by a language barrier), MARTINEZ-ABARCA & MUÑOZ has brought together a team of fluent, english speaking staff with a profound knowledge of all aspects of property law.

Aside from being highly specialised in property law, the firm also boasts ample experience in the areas of inheritance law and taxation for non-residents.

Thanks to a long-standing association with the legal firm based in Murcia, we are able to offer a litigation service before the Spanish Courts of Justice.

In respect to our specialist subject of conveyancing, our legal services include:

  • Searches at the Land Registry to check that the property is freehold.
  • Verification of Town Hall licenses.
  • Upon client’s request, we can obtain bank guarantees from the builder, corresponding to the stage payments.
  • Arrangement of the appointment and necessary documentation to sign the title deed of your purchase in front of a public Notary.
  • Personal assistance and translations for the client at the Notary's office or representation by power of attorney.
  • Payment of all expenditures involved in the completion of the contract (i.e. Notary fees, taxes, registration fees, etc.)
  • On re-sales: searches in order to ensure that there are no outstanding debts corresponding to water, electricity, local rates or community bills.
  • Arrangement of the contracts for water and electricity supply to the new property (if the builder does not provide this), and on re-sales, we ensure that the contracts are transferred into the name of the new owner.

If clients wish to make the stage payments to the vendor through us, they can transfer the funds into our client bank account at no cost.
